Exploring Gainesville’s Newest Communities: The 2024 Swamp Rentals New Development Bus Tour

Swamp Rentals has partnered with the North Central Florida  Apartment Association to plan a New Development Bus Tour  for the past 4 years, loading 50+ industry leaders up on a bus  with stops all over Gainesville to tour new apartment developments!

With so much new product in the Gainesville market, we created this tour to serve a unique need and help keep our members informed of changes around their community. I lead this NCFAA committee to determine the bus route, coordinate stops with the participating properties, and market the event. 

We had an awesome turnout for our 2024 Bus Tour, touring 5 brand-new communities! It was a day filled with exploration, excitement, and the chance to connect with industry friends while checking out some of the most innovative new communities Gainesville has to offer.

This year’s tour was extra special—each stop showcased a unique blend of luxury, sustainability, and modern living that is shaping the future of Gainesville’s residential landscape.

First Stop: Choreograph Gainesville – The City’s First Luxury 55+ Community

We kicked off the tour at a truly groundbreaking development—Choreograph Gainesville, the city’s first luxury 55+ community. This new community promises to redefine active adult living with its upscale amenities and thoughtfully designed spaces. Residents can expect top-tier facilities, including modern fitness centers, beautiful outdoor spaces, and a strong sense of community that fosters connection and engagement.

Next Stop: The Marlow – Stunning Apartment Homes with Exceptional Amenities

From there, we ventured to The Marlow Gainesville, a gorgeous community that blends sleek, modern design with sophisticated amenities. The community’s beautiful apartment homes are complemented by resort-style amenities, providing the perfect balance of comfort and convenience for residents. The Marlow is truly a standout in Gainesville’s apartment scene, offering both luxury and functionality in one exciting package.

Exploring Monarch Gainesville – Student Living at its Finest

After a morning of luxury and elegance, we shifted gears and headed to Monarch Gainesville, a brand-new student housing community located just steps from the University of Florida. Designed with UF students in mind, Monarch offers spacious apartments, state-of-the-art amenities, and a vibrant atmosphere that makes it the ideal place to live while pursuing academic goals. The Monarch team graciously treated us to a delicious lunch, giving us a chance to connect and learn more about the community's offerings.

Sustainable Living at Tech City: The Domain at SFTC

Our next stop took us to Tech City, where we were introduced to The Domain at SFTC—a forward-thinking community committed to sustainable living. The Domain is redefining apartment life with energy-efficient design, eco-friendly features, and a focus on reducing the environmental footprint. It was inspiring to see how sustainability is becoming a cornerstone of modern apartment living, setting a new standard for environmentally conscious communities.

Wrapping Up at The Vanguard in Newberry

To close out the tour, we headed to The Vanguard in Newberry, where we toured their stunning apartment homes. The Vanguard is set to offer residents a variety of exciting amenities in the coming year, including upscale fitness centers, coworking spaces, and outdoor areas perfect for relaxation and recreation. We were particularly impressed by the community’s thoughtful designs and the high level of attention given to resident comfort.
